A plain gypsum false ceiling in Dubai costs about AED 110–160 per square metre, roughly AED 10–15 per sq ft, supplied, installed, jointed and painted in 2026. Moisture-resistant boards for kitchens and bathrooms cost a little more, designer ceilings with coves, curves and layered levels run AED 180–380 per sqm, and lighting details such as LED coves and linear light slots are priced per running metre. This guide covers the ceiling types used in Dubai homes and offices, a 2026 price list, design ideas room by room and the mistakes that cause cracks and sagging.
In short:
- Use moisture-resistant (green) board in kitchens, bathrooms and balconies, and fire-rated board where the building or Civil Defence requires it.
- Plan access panels for AC units, valves and LED drivers before the ceiling closes.
- Most cracks come from missing joint tape, no movement gap at the walls and hangers spaced too far apart.
- In apartments, a new false ceiling needs a building NOC; in offices, any change to sprinklers or detectors needs Civil Defence approval.

Gypsum boards and frames explained
A gypsum false ceiling is a galvanised steel (GI) frame hung from the slab, with 12.5 mm gypsum boards screwed underneath, the joints taped and filled, and the surface painted. The board you choose depends on the room:
- Standard board for dry rooms.
- Moisture-resistant board, usually green, for kitchens, bathrooms and anywhere with steam or condensation.
- Fire-rated board, usually pink or red, where the ceiling forms part of a fire separation.
- Perforated acoustic board to absorb sound in offices, restaurants and home cinemas.

False ceiling design ideas by room
- Living room: a perimeter LED cove for soft indirect light, with a linear light slot or a few trimless spots over seating. Keep the centre high where you can.
- Dining area: a circular or rectangular recess that mirrors the table, with the pendant centred in it.
- Bedroom: indirect light behind the bed wall and warm 2700–3000 K lighting; avoid downlights directly over the pillows.
- Kitchen: moisture-resistant board, task downlights over the worktop and a bulkhead to close the top of tall cabinets.
- Bathroom: moisture-resistant board or aluminium panels, IP65 downlights and an access panel to the extract fan and valves.
- Office: a grid ceiling with acoustic tiles for flexibility, gypsum bulkheads to tidy edges and meeting-room ceilings with extra absorption.
- Double-height villa spaces: stepped or coffered gypsum, often combined with a large chandelier point and hidden linear lights.

False ceilings and air conditioning
In most Dubai apartments and villas the false ceiling also hides the AC: fan coil units, ducts and grilles. Make sure the ducts are insulated to avoid condensation stains, that every fan coil unit and valve has an access panel below it, and that supply and return grilles are placed so air does not blow straight onto the bed or sofa. A ceiling that has to be cut open for every AC service is a ceiling that will crack.
Gypsum partitions
The same system builds lightweight walls. A standard gypsum partition with boards on both sides costs about AED 115–145 per sqm, around AED 11–14 per sq ft, before paint. Add rockwool inside for sound insulation between bedrooms or offices, moisture-resistant board for wet walls and fire-rated board for corridors. New walls in an apartment need a building NOC, and in offices they usually mean moving sprinklers and detectors too.
Do you need approval for a false ceiling?
In apartments, building management normally asks for an NOC before ceiling work, mainly to control access, noise and fire safety. In commercial spaces, a new ceiling often means relocating sprinkler heads and smoke detectors, which needs Civil Defence approval, and ceilings in escape routes may have to be fire rated. See our guide to building NOCs for renovation in Dubai.
Common false ceiling mistakes
- No access panels for AC units, valves and LED drivers.
- Joints filled without tape, which crack within months.
- Boards fixed tight to the walls with no shadow gap or movement joint.
- Hangers and channels spaced too far apart, leading to sagging.
- Standard board in bathrooms and kitchens.
- Dropping the ceiling too low: try to keep 2.6 m or more in living spaces.
How long does a false ceiling take?
A single room usually takes two to four days including jointing and paint. The ceilings of a two-bedroom apartment take about five to eight working days. False ceilings are often done as part of a wider renovation or interior design project, and for repairs to an existing ceiling our maintenance team can help. Frequently asked questions
How much does a false ceiling cost per square foot in Dubai?
A plain gypsum false ceiling costs about AED 10 to 15 per sq ft in 2026, supplied, installed and painted. Designer ceilings with coves and levels cost about AED 17 to 35 per sq ft, with lighting priced separately.
What is the gypsum ceiling price per square metre in Dubai?
About AED 110 to 160 per sqm for a plain painted gypsum ceiling, AED 130 to 180 for moisture-resistant board and AED 180 to 380 for designer ceilings with coves, curves and levels.
Is gypsum or PVC better for a false ceiling?
Gypsum gives a smooth, seamless, paintable finish and is the standard choice in homes. PVC and metal panels resist water better and suit commercial kitchens and wet areas, but they look more utilitarian.
What is the best ceiling for a bathroom in Dubai?
Moisture-resistant gypsum board painted with a bathroom-grade paint, or aluminium clip-in panels, with IP65-rated lights and an access panel to the extract fan and valves.
How do I prevent cracks in a gypsum ceiling?
Use a proper GI frame with hangers at the right spacing, tape every joint before filling, leave a shadow gap or movement joint at the walls, and add access panels so the ceiling does not have to be cut for maintenance.
Do I need permission to install a false ceiling in my apartment?
Most Dubai buildings require a building management NOC for ceiling works, and in commercial spaces any change to sprinklers or smoke detectors needs Civil Defence approval.
