Retail fit out company

A retail fit out company that designs and builds

A shop has one job: to sell. We plan the layout around how customers walk in, browse and pay, then design the shopfront, display joinery, lighting and finishes around your products, your brand and your budget.

M&A is an architect-led fit out company in Downtown Dubai. The same team measures the unit, designs it in 3D, prepares the drawings the landlord asks for, makes the joinery and runs the site, so nothing gets lost between a designer and a contractor.

Kiosk, mall store, street-front shop or flagship boutique: you get one fixed-price quote and one programme, worked back from the trading date in your lease.

Retail fit out in Dubai

Retail fit out, planned around your lease

Every major mall in Dubai has a fit-out manual: rules for the shopfront, the sign, the materials, the working hours and the inspections before you can trade. We read it before we draw anything, so the landlord’s design team approves the drawings instead of sending them back.

Approvals run alongside the design: the landlord’s NOC, a fit-out permit from Dubai Municipality or the authority that governs the building where your unit needs one, and Civil Defence whenever sprinklers, fire alarms or exits change. We coordinate the submissions and book the inspections.

On site, the programme is worked back from your trading date. Long-lead items such as shopfront glass, custom fixtures and imported lighting are ordered as soon as the landlord approves the design.

FAQs

Shop fit out questions, answered

What is included in a shop fit out?

Everything between the empty unit and opening day: design and 3D, approval drawings, partitions and ceilings, flooring, display joinery and counters, the shopfront and signage, lighting, and the power, AC and fire system changes behind them.

Is shop fit out the same as retail fit out?

Yes. In Dubai both terms describe the same work: turning a shell, or a previous tenant’s unit, into a store that is ready to trade. Shopfitting usually means the display fixtures and joinery, which we make as part of the fit out.

Do you design the shop as well as build it?

Yes. We design the layout, shopfront, joinery and lighting, show it in photoreal 3D, prepare the approval drawings and then carry out the fit out, all under one contract.

Can you work to a mall’s fit-out manual?

Yes. We design to the landlord’s fit-out manual from the first drawing. It is the quickest way through the landlord’s design approval and the inspections before opening.

How long does a shop fit out take in Dubai?

Most shops take 8 to 14 weeks from design to trading: about two to six weeks for design and approvals, and four to eight weeks on site. Kiosks are quicker; large flagships and night-only mall works take longer.

How much does a shop fit out cost in Dubai?

In 2026, roughly AED 250 to 500 per sq ft for a street-front shop, AED 350 to 700 for a mall in-line store and from AED 800 for a flagship boutique. After a free site visit we give you a fixed-price quote.

Do you fit out kiosks and pop-up stores?

Yes. We design and build mall kiosks and pop-up stores, with joinery sized to the mall’s rules for footprint, height and display.

Do I need a permit to fit out a small shop?

It depends on where the unit is. In Dubai Municipality’s area, a unit of 100 m² or less, or any unit inside a mall, needs no decoration permit if an approved contractor does the work, it stays inside the unit, it meets Civil Defence requirements and the owner consents in writing. The landlord’s approval still applies, and other zones have their own rules.

Can you renovate my shop while it stays open?

Often, for a refresh or a phased layout change, especially in street retail. Shopfront, structural and full refit work usually need a short closure, and in a mall a full refit normally goes behind hoarding. We plan the stages with you and the landlord.

Which areas of Dubai do you work in?

We are based in Downtown Dubai and fit out shops across the city, from mall units to community centres and street-front shops. Send us the location of your unit and we will confirm.
