Premium Fit Out and Renovation in Dubai: How M&A Delivers It from A to Z

What premium should mean on site, and how M&A runs a project: one architect, eight stages, three sign-offs, our published specification and stage-by-stage payments.

Premium fit out and renovation in Dubai is less about expensive materials than about who answers for the result. At M&A Fit Out & Renovation (M&A Technical & Contracting), one architect, Misagh Ali, runs each project from the first site visit to handover: 3D design, drawings, approvals, materials, our own team on site, daily updates and a written warranty, under one quotation.

In short:

  • You work with the architect directly, not through a salesman or a chain of subcontractors.
  • You see the design in 3D and approve the design, the materials and the budget before work starts.
  • Our own team works on site under daily supervision, and you receive pictures and videos of the progress every day.
  • Payments follow the stages of the work, and the last one is due only after you sign off every item.

What “premium” means on our sites

Any company can write “premium” on a brochure. What you can check is the specification behind the word. These are items from our own standard rate card, the document our quotations are built from. Ask any company you are comparing for the same detail in writing.

ItemOur standard specificationWhy it matters in Dubai
Bathroom and kitchen waterproofingTwo coats of flexible cementitious membrane (Sika, Fosroc or BASF), corner mesh, 300 mm upturn and a 24-hour flood testA leak in a tower becomes your neighbour’s ceiling, and it is hidden behind finished tile
Large-format tiles (60×120 cm)Two-part adhesive, back-buttering and a levelling systemLarge tiles show every lip under side light, and hollow spots crack later
Wardrobes and kitchen units18 mm moisture-resistant MDF for carcass and shutters, with soft-close hinges and runners from Hettich, Blum or HäfeleOrdinary MDF swells in humid air, and cheap hinges are the first thing to fail
RewiringNew cable in new PVC conduit, 4 mm² for power and 2.5 mm² for lightingOld circuits are the usual weak point once you add ovens, heaters and more AC
Distribution boardSchneider, ABB or Hager, with MCBs and RCCB, labelled and testedA labelled, tested board protects the home and helps at the authority inspection
Wet-area ceilingsMoisture-resistant gypsum boardStandard board stains and sags near showers and cookers
Doors44 mm solid-core leaf, three stainless steel hingesWeight and quiet: you feel the difference every time you close one

Luxury projects go beyond this baseline with natural stone, bespoke joinery and imported fittings. Our guide to what a luxury renovation company should deliver covers the standards, and marble vs porcelain vs sintered stone compares the surfaces.

The A to Z of an M&A project: eight stages, three sign-offs

Most renovations pass through four or five companies: a designer draws it, a salesman quotes it, a contractor builds it and subcontractors finish it. Every hand-over between them is where time, money and quality get lost. Our roadmap keeps one person responsible from start to finish.

StageWhat happensWhat you get or approve
1. Site visit and snaggingMisagh visits, measures every space and listens to how you live or workA measured survey and a complete snagging list with photos

Work you can check

Judge a company by its work, and ask whether each image is a photograph of finished work or a 3D design. On our site we label them clearly.

3D render: living room with a bookmatched black and white marble TV wall
3D design: bookmatched marble feature wall from The Marble & Bronze Villa.

Who we are right for, and who we are not

We keep the schedule small, so every client gets the architect and not a team of strangers. That means we suit some people and not others.

We are a good fit ifWe are not a good fit if
You want it done once, and done rightYou are collecting five quotes for the cheapest number
You want one plan, one date and one person to callYou would rather manage the workers yourself
You are busy, or you live abroadYou want “the same as the cheap guy, just cheaper”

Premium fit out and renovation in Dubai: what we do

Frequently asked questions

Who runs M&A Fit Out & Renovation?

Misagh Ali, an architect and the owner of the company. He creates the design concept, prepares the drawings, manages the approvals and supervises the works on site every day, and clients deal with him directly.

What does premium fit out and renovation include?

At M&A it includes the site survey and snagging list, design and 3D, technical drawings and BOQ, material selection, the building NOC and authority approvals, works by our own team, finishing, deep cleaning, a snag walk and a written warranty.

Do you work on both homes and commercial spaces?

Yes. We work on villas, apartments and penthouses, and on offices, shops, restaurants and other commercial spaces across Dubai.

How do I know exactly what I am paying for?

You receive a BOQ that lists every item and quantity, and you approve the materials and the budget in writing before work starts. Payments are tied to stages of work, so you can see what each one covers.

Can you manage my renovation if I live abroad?

Yes. Design approvals can be done remotely with 3D visuals and samples, and you receive pictures and videos of the works every day, so you can follow the project from anywhere.

How do I start a project with M&A?

Send a message on WhatsApp or by email. Misagh visits the property, measures and listens, and you then receive your roadmap: design, plan and schedule, agreed in writing. The site visit is free.
