Luxury Renovation Company in Dubai: What Premium Quality Should Mean in Writing

Luxury is not a list of expensive materials. Here are ten things to specify and test above the legal minimum, and the questions that reveal a truly premium company.

A true luxury renovation company in Dubai can show you, in writing, the specification and the test behind each promise: how flat the stone must be, how the waterproofing is proven, what grade the joinery meets and who signs off. Premium quality is not a list of expensive materials. The Dubai Building Code is explicitly a minimum, so “premium” means what is specified, built and checked above that minimum.

In short:

  • Ask each company to show how quality is measured, not just pictures of finished rooms.
  • Recognised references exist: BS 5385 for tiling and stone, BS EN 14891 for waterproofing under tile, AWI grades for joinery and Approved Document E for sound.
  • Know who is on site every day. The best specification fails without supervision.
  • Knight Frank found that 67% of surveyed wealthy buyers plan to refurbish any Dubai home they buy, so the market is busy. Choose carefully.

Why adjectives are not enough

Most luxury renovation pages in Dubai describe “bespoke”, “white-glove” and “global standards” without naming one standard. That makes companies hard to compare. The Dubai Building Code states its regulations are minimum requirements and that nothing prevents a design achieving higher standards. So a fair question for any company is: “What exactly do you do above the minimum, and how will I know?”

Ten things to specify and test

These are the references to ask about. They are guidance for your conversation rather than a promise of any one company’s results. Standards are often paid documents, and many are UK or US references rather than UAE law.

AreaWhat to specifyHow to check it
1. Stone and tile flatnessSet to BS 5385. The floors part was updated in 2024 and now covers natural stone and terrazzoA 2 m straightedge across the floor, and side light at a low angle
2. LippageAgree a figure in the contract. UK tilers quote BS 5385 as about 1 mm for narrow joints and 2 mm for joints of 6 mm or moreRun a gauge across joints before grouting
3. Tall wallsBS 5385-1 calls for mechanical fixings on tiles over 0.1 m² above 3 m. That matters in double-height foyersAsk to see the fixing detail
4. WaterproofingTanked wet areas with a named membrane to BS EN 14891A flood test: ASTM D5957 runs 24 to 72 hours. Take dated photos before tiling
5. Joinery gradeAWI Premium grade, where defects must be inconspicuous from 610 mm, or an equal written standardFeeler gauge for gaps and flushness on the installed piece
6. SoundThe Code adopts Approved Document E for homes: 40 dB Rw for walls within a home as a lab figureThe Code warns site results fall below lab figures, so inspect flanking details
7. Air and ventilationVillas need outdoor air and local exhaust to ASHRAE 62.2, per the Dubai Building CodeCommissioning report and balancing record
8. ElectricsDesigned to BS 7671, labelled boards with RCD protectionTest certificates for each circuit
9. Material originStone by quarry and lot, and approved samples kept on siteInspect the actual slabs before cutting
10. Sign-offA named architect or manager signing each stage before the next startsA dated inspection record you can read

What high-end buyers notice

Experts quoted in a 2024 Arabian Business article listed the details that matter: handles, lighting and switches, sound insulation in each room, good air conditioning and filtration, clear material sourcing, flexible layouts and better kitchens, living areas and bathrooms. Notice that much of this is invisible in a photograph. In our experience as architects, the difference between premium and merely expensive shows in:

  • lines that meet: skirting, door frames and ceiling shadow gaps aligned across rooms;
  • veins that flow: bookmatched stone planned on a drawing, not chosen on the day;
  • lighting you do not notice: glare-free, dimmable and tested at night;
  • doors with weight, drawers that close quietly and fittings that do not move;
  • quiet rooms: AC noise and sound between bedrooms considered at design stage.

How to judge a luxury renovation company

AskA good answer
Show me how you check tile and stoneNames the tool, the tolerance and when it is checked
Who is on my site each day?A named person, with the same person answering your calls
Can I see a finished home, not a render?Yes, or honest photos labelled as photos. They should tell you which images are 3D
Who makes the joinery?Their own workshop, or a named one you may visit
What is not included?A written list, not a general reassurance
What happens after handover?A written warranty, and a real person to call
Which of your standards are in my contract?They offer to write them in

Materials: spend where it shows, and where it protects

A luxury budget goes further when it follows two rules. Spend on what people touch and see every day: stone, joinery, doors, lighting and taps. Protect what you cannot see: waterproofing, electrical work, AC and sound. Do not save on hidden work to pay for a feature wall, because replacing a leaking bathroom costs far more than doing it properly. To compare surfaces, see marble vs porcelain vs sintered stone. For the room that often costs most, see premium kitchen renovation.

Community rules decide what is possible

A luxury renovation still has to pass the community. Master developers keep their own rules, which the Dubai Building Code does not replace. Emaar, for example, warns that works outside its guidelines can cost you the defect warranty, block a resale or title deed application and bring violation notices. Our luxury villa renovation guide covers approvals by community, and penthouse fit out covers towers.

What luxury renovation costs

Budgets vary widely with scope. Our guides put premium villa renovation with layout changes at about AED 450 to 700 per sq ft and luxury villas on the Palm or in Emirates Hills past AED 800. Ask for the figure with a written specification, because a lower price with weaker hidden work costs more over time. For the numbers, see villa renovation cost in Dubai and apartment renovation cost.

Frequently asked questions

What makes a renovation luxury or premium?

Measured quality above the legal minimum: stone and tile set to a stated tolerance, proven waterproofing, graded joinery, quiet rooms, careful lighting, chosen materials and daily supervision. Expensive materials alone do not make a renovation premium.

How do I find a premium quality renovation company in Dubai?

Ask each company for its written specification and how it tests each trade, visit finished work, name the person on site, read the exclusions and get the warranty in writing. Compare answers instead of adjectives.

Is there a standard for tile lippage in the UAE?

We found no UAE-specific workmanship tolerance. Companies often refer to British Standard BS 5385. UK tilers quote about 1 mm of lippage for narrow joints and 2 mm for joints of 6 mm or wider, but check the current standard, and agree a figure in your contract.

How long should a waterproofing flood test run?

We found no Dubai rule setting a duration. A common international reference, ASTM D5957, uses a minimum of 24 hours and a maximum of 72, and membrane makers state cure times before testing. Our standard specification is a 24-hour flood test.

Can luxury renovation be done while I live in the home?

Partial work can, but full renovation usually cannot. Dust, noise, water and power shutdowns make it hard, and it slows the job. Many owners move out for the main stages, then return for finishing.

Checked in November 2026. Standards are references to discuss with your contractor. Lippage figures come from trade sources quoting BS 5385, so check them against the current edition before writing them into a contract.
